Glossary of Terms MLS: Multiple Listing Service, a tool used by REALTORS to cooperate with each other to market properties offering a co-op commission to cooperating brokers. Entry Only MLS: an arrangement under which the listing broker enters your listing into the MLS, but will not provide any of the following services normally provided in a full price listing agreement: 1. will not arrange appointments for cooperating brokers to show the listed property to potential purchasers but instead gives cooperating brokers authority to make such appointments directly with the seller 2. will not accept and present to the seller offers to purchase procured by cooperating brokers but instead gives cooperating brokers authority to present offers directly to the seller 3. will not assist the seller in developing, communicating, or presenting counter-offers 4. will not participate on the seller’s behalf in negotiations leading to the sale of the listing property. Co-op Commission: the amount you agree to pay a REALTOR if they bring a buyer to a successful closing. Traditional in the IDX: acronym for Internet Data Exchange. In cooperation with the MLS, brokers agree to share listings on individual websites. Broker Price Opinion: a “mini-appraisal” performed by a broker, giving an opinion on the price range that your home may sell for in the current market, based on recent comparable sales.
