Will my listing look different?

It will appear exactly like every other full service listing, with the exception of the showing phone #, which will be yours instead of the real estate office.

  Will my listing be on any websites?

If you wish, your listing will appear on all websites that pull listings from the MLS via an IDX feed. And that's thousands of websites! Realtor.com, Homes.com, Trulia.com, REColorado.com, etc.

Glossary of Terms

MLS:  Multiple Listing Service, a tool used by REALTORS to cooperate with each other to market properties offering a co-op commission to cooperating brokers.

Entry Only MLS: an arrangement under which the listing broker enters your listing into the MLS, but will not provide any of the following services normally provided in a full price listing agreement:

1. will not arrange appointments for cooperating brokers to show the listed property to potential purchasers but instead gives cooperating brokers authority to make such appointments directly with the seller

2. will not accept and present to the seller offers to purchase procured by cooperating brokers but instead gives cooperating brokers authority to present offers directly to the seller

3. will not assist the seller in developing, communicating, or presenting counter-offers

4. will not participate on the seller’s behalf in negotiations leading to the sale of the listing property.

Co-op Commission: the amount you agree to pay a REALTOR if they bring a buyer to a successful closing. Traditional in the Denver metro area is 2.8%, but is negotiable. Obviously the closer you get to offering 2.8%, the more likely that agents will show your listing.

IDX:  acronym for Internet Data Exchange. In cooperation with the MLS, brokers agree to share listings on individual websites.

Broker Price Opinion:  a “mini-appraisal” performed by a broker, giving an opinion on the price range that your home may sell for in the current market, based on recent comparable sales.
